We understand that constructing a new home or place of business from the ground floor can seem intimidating, so we have described our process below. Your satisfaction is our priority, so we want to make sure that we’re transparent about our process.
Stage 1: Envision
During this stage, we discuss what’s important to you and how your dream home or place of business would help to support that. We’ll make a list of the features that you want for a home, your maximum budget, and locations that would support your lifestyle. You’ll also be able to look at some dream homes and places of business that we’ve created for our clients to see what we can do for you.
Stage 2: We’ll help you design your plans.
During this stage, we strategize how to bring your dream home or place of business to life. We and our partners will help you to secure property on which to build on. We’ll provide you with house plans for your property, as well as itemized expenses for each part of the building process and for each feature of your home or place of business. We have many local realtors that we work with to help you secure property, and we also have a few trusted bankers and mortgage companies that we have close ties with that can handle just about every financial situation you may need.
Stage 3: Build
During this stage, we will make your dream home or place of business a reality. Through working closely with our crew and close-knit group of subcontractors, we will build your custom home or place of business efficiently and keep you involved during each step of the building process.

What should I expect from Schrade Custom Builders, Inc.?
You can expect us to be available and hands-on during your entire building process. We’ll be with you during the early stages (i.e., planning and budgeting) through the late stages (i.e., permitting, lot clearing, and building) of your building’s construction.
We also welcome you to be an active part of your building process. If you like to get your hands dirty, you can help us with your building’s construction.
Why should I build a custom home?
While it is true that it is more expensive to build a custom home than to purchase a “lived in” home, there are good reasons to build a custom home:
- You own property that does not currently have a home on it. Modulars and trailers are often inexpensive solutions, but neither of these options involves high-quality construction. You want to construct a home that is built to last.
- You want specific features to your home that cannot easily be found in one home on the housing market. If you have a long, detailed list of “must have” features, you are likely not to find one home that has all of these features. Why compromise? When you build a custom home, you get to decide everything: the number of bedrooms and bathrooms; room size; flooring, window, and door types; colors and finishes, etc.
- You want to be able to design a one of a kind unique structure that you, the customer, dreamed up.
How much time does it take to build a custom home?
There are several steps in the process of building a custom home. Each step takes a predictable amount of time to complete.
Designing Plans: If you are going to have your plans drawn by an architect, it will take 4-6 weeks. If you find a set of plans on the Internet that you want to tweak, it will take about 2 weeks. Each set of design plans is reviewed several times and fine-tuned before they are finalized.
Permitting: It will depend on how busy the inspection department is during the time of the year that you are seeking a permit.
Footings and Foundation: It will usually take 2-3 weeks to complete footings and the foundation.
Framing: It will usually take 3-4 weeks, depending on the size and complexity of the project.
HVAC, Plumbing, Electrical: It will take about 2 weeks to complete this step.
Installing Sheetrock: This will take place at around the 3-month mark, which is about midway through the building process. Although your home will look close to complete at this stage, I advise you not to rush to completion. At this point, our focus is on getting the fine details of your home just right.
Once your permits are granted, it takes about 6 months to complete the building process.
How much does building a custom home cost? How do I finance the process?
The price of each home varies. But, as a general rule, a really basic home costs around $90 per square foot to construct. A high-end home costs an average of $150 per square foot, and most houses are somewhere in between.
We work with several mortgage companies that we have had great success with and trust. Each of these companies can help walk you through your financing needs, for your new construction or remodeling needs.
What contractors do you use? Are your contractors experienced and reputable?
The subcontractors that I use are the best in the business. The majority of subcontractors that I use have been with me for over 10 years. They are surely not the cheapest in town, but they do excellent work in a timely manner. Integrity and honesty with my subcontractors is a must. I don’t change subcontractors very often because I prefer to work with professionals I can count on.
Do you have any model homes that are available for viewing?
Currently, we do not have any models available for viewing. However, we do have many custom homes that we’ve built that our clients are happy to show off. This will give you an opportunity to meet with my previous clients and ask whatever questions you have about Schrade Custom Builders, Inc.
Additionally, we sometimes have spec homes available for viewing and for purchasing (although this varies throughout the year).
